Can foreigners buy in Aruba?
Yes — with the same rights as locals, and no special foreign-buyer permit.
Is long lease worse than property land?
Usually not materially, in Aruba. Judge on location and the lease's standing.
How much is transfer tax?
Primary residence: 3% on the first AFl 250,000 (~US$143,000), then 6% above. Other property (incl. most non-resident second homes): 6% on the whole value over AFl 250,000. The test is whether it's your sole main residence (as of 2026).
Do I need residency to buy?
No — and buying doesn't grant it.
